I bought a securitisation audit and discover that my mortgage was to MERS and was sold a securitisation!!! So my mortgage was bifarcate and is null etc. So they also recomme I buy the quiet title suit to file so I could get a 100% guaranty free house. This was for $5000 for the complaint.

Also they refer me to a lawyer what specialise in quiet title but he also insist I pay retaner. Since I already buy complain he give me $2000 off and only charge $8000.

The bank he file a motion for dismis. Lawyer he tell me I need to also buy a oppose for dismis. This cost $5000.

Now I do not know it cost extra for no dismis before. I ask lawyer and he say it cost extra for summary judgment and also for trial. But he say I should pay or I do not get a free house with no mortgage.

Now I also get letter from mortgage company. I alway pay mortgage every month until I get the quiet title. But now they add legal fee and say if I do not pay they make a default and foreclose.

Do I have to pay extra to mortgage company for these legal fee while I sue for the quiet title???

My mortgage is for only $139000 left (about) and house is value 200000. So far I pay $18000 but now bank want me to pay $7500 and lawyer say I still need to buy a summry judgement (5000) and trial motion (5000) from company and to pay lawyer 5000 for hearing and 10000 for trial but then I get quiet title so I save $139000 except 43000 but not so much if I also pay bank 7500.

I have to pay all to company for secret papers for rest of quiet title. But lawyer he let me pay by month now ($750). But no one tell me I also have to pay bank extra to not foreclose while I get a quiet title. I may be have to borrow $7500 from my brother to not foreclosed. I did not expec this. No one tell me about other fee until after I file a suit.

How long do it take to get the quiet title really??? Usual?? My friend he say it take longer to get quiet title because I pay my lawyer by month. Is this true? Should I borrow and pay lawyer for all other fee now to make quick?? Lawyer say he give me 2000 discount if I pay for summry judgement and trial in adance of hearing on dismis.

This sounds sort of fishy.  How many payments of $750 will you have to make before the lawyer files an opposition to the motion to dismiss?  Also, if the lawyer is an expert in quiet title then why do you also have to buy these pleadings from the other company??  Did you say that the other company recommended him?

I have a friend who filed a quiet title suit and it didn't cost nearly that much.  But he was already in default and ultimately lost the house.  I am not sure it is a good idea to file this kind of suit if you aren't already in default.  Has your lawyer won any quiet title cases?

Jorge, ask you lawyer to identify quiet title cases he has actually won. I suspect you will find that he has never won such a case.

It appears that you have been drawn in by the "Quiet Title" debt elimination scam. You are not likely to get your money back.

Consider contact law enforcement and/or bar disciplinary authorities.
